Job Description Details

Under the supervision of the Supervisor Site Facilities - Assembles, installs, tests, and generally maintains equipment. Maintenance Mechanics III will perform maintenance on any equipment assigned and will perform maintenance activities in other areas in support of the West Chester CREWS Facilities based on business needs. Work assignments, buildings, and equipment are not exclusive to any position or employee within the department. Position will include some responsibility for maintaining significant business systems (e.g., BAS, eMaint MMS, planning, procurement, and scheduling) including the authority to assign, coordinate, and maintain work for others. Performs all work within guidelines of our Company and Established Code requirements. Write, execute, and complete safety permits. Attend and actively participates in HAZOPS, HAZWOPER, Equipment operation training, safety or environmental training/initiatives, as required. Understand, write and utilize hazardous energy control (lockout/tagout) procedures.

  • Installs, troubleshoots, maintains, calibrates, repairs/overhauls, and operates HVAC & R systems.
  • Insures compliance with CFC-related regulations and qualifications, minimizing losses and maximizing recovery via effective leak detection, maintenance procedures, and use of reclaiming, recycling, recovery equipment.
  • Provides routine rigging and alignment work, as required by HVAC or refrigeration system maintenance.
  • Operates recovery, recycling and reclaiming devices to minimize refrigerant impact on environment, and obtains appropriate certification as necessary to comply with applicable regulations.
  • Maintains proper pressures and temperature in the operation of heating and cooling equipment, including chillers, cooling towers, perimeter heat, reheat, etc. systems to meet variable load conditions. Maintains appropriate oil, glycol and cooling water parameters as required by utility systems. Chemically cleans heat exchangers and circulating systems, adhering to department safety requirements.
  • Prepares utility equipment and Facility systems for modifications and/or tie-ins performing necessary shutdowns and isolation of valves following safe hazardous energy control procedures. Returns systems to normal operation.

  • Performs preventive and corrective maintenance and emergency repairs as required by the equipment and systems.
  • Insures the proper housekeeping conditions are maintained in mechanical rooms via proper storage of equipment and supplies. Performs miscellaneous clean up as necessary.
  • Operates computer workstations for monitoring and operational status of equipment and systems where applicable.
  • Provides guidance to Maintenance personnel and or contractors when working jointly on assignments.
  • Performs all duties necessary to insure that the quality and quantity of service is maintained via proper operating conditions throughout the Building Utilities and Facility.
  • Maintains logs, necessary paperwork, and completes documentation as required. Documents work activities completely through PM or CM work orders and electronic daily labor record. Works from work orders and PM checklists.

  • Assembles, installs and tests electrical equipment, motors, generators, control equipment and electronic components.
  • Measures, cuts, bends, threads, assembles and installs conduit (EMT, IMC, Rigid, PVC coated, Aluminum, PVC, Flex Conduit to various outlets and panel boards.
  • Installs, maintains, tests, and repairs lights, alarms, public address, power distribution systems.
  • Performs any kind of necessary electrical construction work.
  • Performs load surveys and necessary tests as required. Takes appropriate corrective action.
  • Maintains and services all electrical equipment.
  • Works on energized, equipment (when necessary) using OSHA approved safety equipment and guidelines.
  • Works with voltage and current of any level, AC or DC.

  • Monitor Operation of Building Systems and adjust to optimal as necessary.
  • Ability to transfer Site from Utility Power to Generator Power and back.

  • Lead the team when necessary
  • Answers alarms associated with monitoring systems and makes routine decisions concerning priority of response.
  • Completes department training requirements, e.g. orientation, MOPs, safety, etc.
  • Work from drawings, sketches or limited instructions, can read blue prints and engineering drawings.
  • Makes recommendations and prepares orders for spare parts, additional stock room items, tools, etc.
  • Performs any other familiar maintenance support activities as required, and may be called upon off hours for emergency consultation or service.
  • Testing, operating & troubleshooting of fire systems.
  • Other duties, responsibilities, and activities as assigned.
  • Section 3: Critical Skills/Knowledge

  • Works with minimal direction and supplies effective communications for the team in lieu of a supervisor
  • PC literate with MS Office and building / maintenance operating systems, and automated maintenance management systems
  • Demonstrated ability to be very detailed oriented, organized, and an effective time manager
  • Demonstrated ability to work with minimal direction and assist other mechanics in daily priorities and tasks in lieu of a supervisor
  • Demonstrated skills with written and oral communications, and interpersonal interactions with all levels
  • Uses and promotes safety within OSHA Guidelines and the application of NFPA 70e, Arc Flash, and lock out/tag out procedures
  • Section 4: Qualifications

    Minimum Education:

  • High School Diploma or Equivalent (GED)
  • Universal Refrigerant Certification
  • Graduation from a recognized/accredited HVAC/Refrigeration trade school or community college or equivalent programs with at least six (6) months full-time emphasis (5 hrs/day x 5 days/wk), in air conditioning, refrigeration, electricity, and associated controls.

    Preferred Education:

    Completion of a formal Air Conditioning and Refrigeration Mechanic Apprentice Program that is approved by the United States Department of Labor or equivalent.

    OR
    Verified Military training equivalent to a recognized/accredited trade school or journeyman apprenticeship program

  • Graduation from a recognized/accredited trade school with at least six months full time emphasis (5 hours/day x 3 days/week) in industrial power plant and refrigeration equipment operations AND/OR Navy Boiler Technician and Machinist Mate, State Stationary Engineer Seal, and Merchant Marine QMED or Engineer programs/licenses meet this requirement.
  • Minimum Experience :

  • At least three (3) years of the last seven (7) years full-time experience (6,000 hours) as an HVAC/Refrigeration mechanic maintaining and troubleshooting industrial refrigeration and air conditioning equipment and associated controls. This includes but is not limited to servicing:
  • a) At least 20-Ton HVAC/Refrigeration systems and/or servicing low temperature refrigeration systems.
  • b) Ability to interface with automated building/refrigeration control systems.
  • OR
  • Three years recent (within the last 7 years) full-time military experience maintaining and troubleshooting refrigeration and air conditioning equipment and associated controls.
  • Ability to read refrigeration/HVAC drawings and electronic/electric/pneumatic control schematics. Ability to analyze air conditioning and refrigeration problems and take corrective action; ability to upload and download programs and utilize computer-based Building Automation Systems for trouble shooting and monitoring system performance. Mechanical aptitude.

  • Graduation from a recognized/accredited trade school with at least six months full time emphasis (5 hours/day x 3 days/week) in industrial power plant and refrigeration equipment operations AND/OR Navy Boiler Technician and Machinist Mate, State Stationary Engineer Seal, and Merchant Marine QMED or Engineer programs/licenses meet this requirement.
  • Preferred Experience:

    Three years recent (within the last 7 years) full-time military experience maintaining and troubleshooting refrigeration and air conditioning equipment and associated controls.

    Recent experience operating centrifugal chillers (electrical) greater than 600 tons, Dual Fuel Boilers greater than 6 million btus, air compressors, cooling towers. Operational and hands-on experience in the emergency/building electrical generators. Graduation from a recognized electrician trade school OR Completion of a formal electrician apprentice program. Desirable: Course in electronics

    The completion of four years of on-the-job part training as part of a formal electrician apprentice program.
